Property details

The property was restored from a total ruin in 2000. It is approximately 600 square metres in size, and sits in 5 acres of grounds with a 15 metre pool.

Designed to offer flexible living, the villa is divided into two self-contained (but interconnecting) wings, which can be opened up for large gatherings, but provides the option for renting part of the property while living in one wing.

The ground floor includes:

  • two large living rooms with open fireplaces

  • a dining room with wood burning stove

  • two well-equipped kitchens and a utility room

  • study/library

  • two shower rooms

The first floor, accessed via three separate staircases, includes:

  • 6 double bedrooms, with en-suite facilities

  • 1 single room

  • 1 small living area with large double bedroom above, accessed via a spiral staircase

An annexe in the grounds provides a studio apartment with its own kitchen and bathroom.

The chapel, at the front of the house, has it's own access and could be used for a variety of functions.

Location

The property is set in the countryside near the small hill town of Treia, in the province of Macerata — right in the heart of Le Marche, central Italy. It’s a peaceful, rural location with good access to nearby towns and major transport links.

How to get here:

  • Ancona Airport – approx. 45 minutes by car

  • Bologna Airport – approx. 2.5 hours by car

  • Rome Fiumicino Airport – approx. 3.5 hours by car

Flights to Ancona run regularly from London and several other European capitals.

Frequently asked questions

Can non-Italians buy property in Italy?

Foreign nationals, including British citizens, can legally purchase property in Italy. There are no restrictions on ownership, and the process is the same as for Italian or EU buyers.

However, if you’re planning to live in Italy full time after the purchase, you may need to apply for a visa or residence permit depending on your nationality and how long you intend to stay. We would introduce potential purchasers to an agent who would be able to advise in detail. 

What is the process for buying property in Italy?

The process typically includes a formal offer, a preliminary agreement (compromesso) with deposit, and a final contract signed before a notary. We're happy to put you in touch with trusted local professionals to assist you at each stage.

Can the chapel be used for weddings?
Yes. The chapel has been used for several weddings in the past. It is not consecrated, so while a local dignitary will perform a service in the chapel, a formal ceremony and signing of the paperwork has to take place in the town hall. Most couples either go alone the day before the marriage ceremony at Santo Stefano, or some take the full wedding party and create a double celebration!

How close are shops and services?

The local supermarket is just five minutes from the villa and more than sufficient for everyday needs — including an excellent deli counter and in-house butcher. The area also offers a pharmacy, small independent shops, and — of course — several cafés.

There are a number of restaurants nearby, ranging from casual pizza trattorias to refined dining, where the focus is firmly on local ingredients, seasonal menus, and exceptional cooking.

Macerata is around 20 minutes away and offers clothes shops, restaurants, banks, etc, and slightly further afield there are numerous clothing outlets, include Armani and Tod's.
